Property Management Rate is now a flat 8% of Rents Collected after your property is rented
No start-up/sign-up fees, No leasing fees, and No other hidden fees- just an 8% flat fee for all rentals.
Move In / Out Procedures & Rental Agreements
  • Comprehensive Rental Agreement with all current laws
  • Mold / Lead / House Rules Addendum to Agreement
  • Complete Walk-through form to verify move-in condition
  • Printed Pictures signed by Tenant on Move-In date
  • Government Environmental Handbook given to Tenant
  • Rental agreements updated with all changes in law
  • Just prior to move-out, a detailed "Initial" inspection is
    completed allowing tenants to fix or pay for damage
  • Final Walk-through and deposit return letter completed
Accounting
  • Monthly statements sent at end of every month by
    e-mail or regular mail
  • Statements include current rents, expenses,
    deposits, move-in dates, and any delinquencies
  • An Annual Income Statement and categorized
    expense list sent at the end of every year
  • We can pay any bill on property (except mortgage)
  • We offer direct deposit for rental owners and
    tenants can conveniently pay rent & deposits on-
    line (See "Pay Rent/ Repairs" Page)
Maintenance
  • Several affordable handymen are available
  • Electricians, Plumbers, and specialists available
  • Costs cheaper than using Yellow Pages or Directory
  • Property is inspected periodically for maintenance
  • All tenant maintenance calls handled promptly
  • 24 hour emergency line available to tenants
  • Property owner is notified and approves repairs
  • All costs for maintenance, advertising, or any other
    costs are passed to owner with no mark-up
Tenant & Owner Communication
  • All notices served to Tenants with the proper form
  • Tenant concerns handled in a timely manner
  • We serve Rent Increases, 30-days notices, 24
    hour notices, 3-day notices and other notices by
    personal delivery or mail, and phone call to tenant
  • Owners are contacted consistently with updates
  • Owners can contact our office by email or phone
    call for quick response to any question or concern
  • We speak both English and Spanish Fluently

  • Advertising online with pictures on our website,

    1 in yard or common area
  • Signs are placed on busy streets or intersections
    which point to property and gain interest
  • Vacancies shown on a daily basis
Tenant Screening
  • Credit Check showing current dept obligations
    and past due accounts over past 7 - 10 years
  • Bankruptcy Check for any prior bankruptcies
  • Eviction Check covering all 50 states
  • Criminal Check for prior felonies (if requested)
  • Employment and Income verified with pay stubs,
    bank statements, tax returns or other sources
  • 2 Previous Landlords contacted for previous
    rental history including payment history & behavior
